We are hiring a Real Estate Manager for an international retail company.

The role reports to the National Development Director.
based in Brussels, you will oversee the Real Estate issues for the high street locations in Belgium. Reporting to the Property & Network Development Director,

WHAT YOU’LL DO

Strategic planning:Proposes growth strategy making sure full potential is mapped and added to the roadmap
Impulse existing portfolio management decisions on a yearly basis: relocation, restyling, contract renewal, closing
Creates and follows up on pipeline
Identification, appraisal and negotiation of new opportunities and animating relationships with external stakeholders (landlords, developers, brokers)
Prospecting new cities and trade zones targets but also existing ones to challenge coming leases expiry dates or break options versus potential relocations
Negotiate conditions with Landlords enabling the group to limit the risk and reach its financial objectives (Fixed and variable rents, free rent period, break options, capital contribution, handover conditions, key contractual issues)
Recommends the full business case in terms of fit with market strategy, location requirements, commercial idea, configuration of space, economic and legal terms
Coordinates with other functions before finalizing the negotiations (mainly Construction)
Optimizing the existing portfolio:Ensures that the portfolio is commercially competitive
Following-up closely the coming leases expiry dates and break options
Monitoring constantly real market to have the full picture before taking decisions
Negotiates lease actions for existing stores (rent renegotiations, lease renewals or termination, break options, refits, relocations, etc)
Coordinates portfolio reviews

Coordinating internally:The new deal approval process with the Property & Network Development Director and the rest of the Western Europe Board of Directors
Supporting the legal revision of the leases liaising with the Legal Manager

Profil recherché

Commercial Real Estate management experience
You have worked on a large network of Retail stores
Understanding of the legal constraints in terms of real estate leases and construction
You speak fluent French, English qnd Flemish
Good analytical and negotiations skills
